What to clarify before selling in Gstaad and the Saanenland
Second homes
Saanen, Lauenen and Gsteig have a high share of second homes. Under the Second Homes Act, new second homes can in principle no longer be created there. Properties that lawfully existed or were approved before 11 March 2012 can generally continue to be used freely. For price and the circle of possible buyers, this is often the decisive question.
Buyers living abroad
Persons living abroad generally need a Lex Koller permit to buy a holiday home. Whether a permit is possible depends on the location and the cantonal quota. EU and EFTA nationals living in Switzerland and holders of a C permit are generally not affected.
Taxes and fees
The canton of Bern levies a property gains tax and a property transfer tax on a sale. Have the figures calculated by the tax authority or a specialist before you sell.
