What to clarify before selling in Geneva
Rented apartments
Selling an apartment that has been rented out may require a permit under the Geneva law on demolition, conversion and renovation of residential buildings (LDTR). We check this with you and the notary before approaching buyers.
Development zones
Many newer apartments in Geneva are located in development zones, where prices and rents are controlled by the state for a period after construction. Whether this control still applies to your property matters to every buyer.
Buyers living abroad
The canton of Geneva does not grant Lex Koller permits for holiday homes to persons living abroad. EU and EFTA nationals living in Switzerland and holders of a C permit can generally buy without a permit.
Taxes and fees
Geneva levies a property gains tax whose rate falls with the holding period, and one of the higher property transfer taxes in Switzerland. Have the figures calculated by the tax authority or a specialist before you sell.
