What to clarify before selling in Zurich
No property transfer tax
The canton of Zurich does not levy a property transfer tax, only notary and land registry fees. The sale is notarised by the state notary office responsible for the location of the property.
Property gains tax
In Zurich the property gains tax is levied by the municipalities and owed by the seller. The rate falls with the holding period, and very short holding periods attract a surcharge. If you buy a new owner-occupied home within the set period, the tax can often be deferred.
Buyers living abroad
Under the Lex Koller, persons living abroad generally need a permit to buy residential property in Switzerland, and the canton of Zurich does not grant permits for holiday homes. EU and EFTA nationals living in Switzerland and holders of a C permit can generally buy without a permit.
